Massive opportunity

Morning campers

A slightly different post for a Friday morning but here goes

A good friend of mine has acquired a rather large commercial property and has asked if I'd like to have a think of some sensible ways of generating an income from it. I'll share some of the photo's that I have taken and then add some details afterwards. Excuse the quality.....my hand was shaking!

The approach to the building with vehicle access to the front and near side. Those shutters are big enough to fit 40ft Lorries in to. Roughly 2/3rds of an acre parking/storage outside

A paint booth is in place down stairs with mezzanine access for storage above. Around the back of this area, you can drive Lorry in to paint the roof if you so desired.

One of the bays in the main area has a full length pit so that you can work under anything you like

Some of the main area. There are five bays, each big enough to park 4 cars in line with lots of space around each of them (as an example)

I didn't get any photos of the office, toilet and shower room, canteen or the main upstairs areas. Sorry.

Anyway. This 7000sq ft ground floor (probably another 1800sq ft upstairs) property with secure storage and parking for 100+ cars outside is up for grabs. It obviously could do with a decorators touch but it's structurally sound and ripe for development. It's within 10 minutes of the A11 too, so access is easy enough......

Any serious ideas are welcome. Prices on application only.

Thats huge, what a great boost to a business that would provide with the scope for work and storage space..

Would be ideal for gofasterspares... :D

As much as I'd love to say something interesting like cars or laser quest type stuff, how about a kids soft indoor play area?
There's enough room for a coffee/cafe shop for the adults, and loads of room for the essential areas indoors. They cost a few quid to set up, but the over heads are as low as anything else, and as long as you've not to got too much competition, it's a real money earner. Don't need many staff either.

I have looked at facilities like this in the past. I think there must be a market for renting space to motor enthusiasts who don't have access to full facilities. How many people here would consider renting a proper garage bay with a pit and/ or 4 post lift for half a day or a day for a fee. I know I would, there are lots of things I do on my car that would be far easier with access to a proper workshop. I certainly don't like paying hourly rates for jobs I can do myself.

A guy round here has already started a business doing this. Great idea, but i would not like to be the insurance underwriter.

Oh Stu! That looks like my kind of workshop heaven! Its got everything, all that space and a paint booth!:drool5: When can i move in? Just lets not talk costs, that might spoil my little day dream!- Darn i must be getting old and sad When a thread (with pictures!)to an empty workshop gets me all excited!:willy_nilly:- Pure porn!

As has already been suggested i think kitting it out to be able to offer a proper spray booth and work bays with pits or lifts for hire would be excellent.

Perhaps even with a proper mechanic or technician on hand for advice and help when required. The more of those facilities available the better. Bring you own tools and job done!! As for liability/workshop insurance costs.....what's new :rolleyes:

If i had the money to invest i'd be first in the queue. Those premises look awesome!! Sounds like a capital idea :D

Edited to add: Car auction site with facilities to offer car buyers a pre/post sales vehicle checkover and afterslaes service workshop with experienced mechanics.

Thanks for the input. I don't really think there is a great deal of value in discussing various business ideas unless they are your ones and you want to pursue them :)

I have my own thoughts about how to earn money from something of this size and it's proximity to the A11 and Snetterton.

Anyway, the post was to share an exciting property with huge potential. If you are or you know someone who would be seriously interested in this venture, please let me know.
