House Selling & Buying Costs

I'm looking at selling and buying another house... I've only ever bought before and am creating a spreadsheet (thats the only way i ever can "see" things).
I wondered what the ball park figures of what i need to equate in the costs when i am working how much i can go up to
The figures I have added in are:
Stamp Duty - 1% of the new house
Conveyancing Solicitors for buying and selling - not sure how much
Estate Agents fees - 1%+VAT of sale value
Removal Men -

You can knock the prices of solicitors down mate, I haggled with mine and went for Cozens, Hardy and Jewson in Norwich who price matched the cheapest written quote I had.
Things to consider:
- Is there a redemption cost on your current mortgage ?
- Removal costs/van hire
- Estate agents fees are 1% of house your selling (don't be bluffed into a 1.75%) play two agents off against each other you save a lot of money doing this.
Not sure if you need them stupid home seller packs and if you do add that cost.

HIPS - 3 bed homes upwards only so far !! .. lucky I've only got two bedrooms .... and four offices.

im trying to sell mine at the moment, and im having a nightmare with my current estate agent. this is the 1st time i have ever sold a house and i have got to say i have never been so stressed in all my life, just getting sick and tired of being fcuked about by people coming round the house.
my current estate agent said i should beable to get 130k for my 2bed terraced house, so we put it up for 132k, had no interest, then 3 weeks later my estate agent said i should drop the price by 7k WTF he said the market has dropped that much, then after another 2weeks he wants me to drop it to 120k. the bloke was a total twat.
all i would recommend is try and find a decent estate agent (i know its hard as there all the same). thing to do is go around and look how many estate agents have there signs up on the houses, and the one with the most would be the one to go for, as they would have more customers on there books to come round and view your house.
